lying and being at Mat§tuck, TOWT1 of Southold, Suffolk County, New York, bounded and described as follows:
BEGINNING at an iron pipe on the eestedy line of Wcodciiff Drive, 375.0 feet northerly along said easterly line
from Brower Road; and running along said easterly line of Woodcliff Drive, N. 11 degrees 17' 20' W. 100.0
feet to an iron pipe: thence along other land now or formerly of Mason, three courses as follows: (1) N. 71
degrees 42' 40' E. 150.0 feet;, thence (2) S. 11 degrees 17' 20' E. 100.0 feet; thence (3) S. 71 degrees 42' 40'
W. 150.0 feet to the point of beginning.
Said premises known as 410 Woodcliff Drive, Mattituck, NY 11952
Being and intended to be the same premises as conveyed to the party of the first part by deed, dated ,
recorded in Llber in page in the Suffolk County Clerk's Office.

premises herein granted unto the party cf the second part, the heirs or successors and assigns of the pady of
the second part forever.
AND the party of the first part covenants that the party of the first pa~t has not done or suffered an .yt.hing
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Sec'don 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
=iret to the payment of the cost of the improvement before using any part of the total of the same for any other
~urpose. The word 'party" shall be construed as if it read "parties" when ever the sense of this Indenture so
