Witnesseth, that the party of the first part. in consideration of One and More Dollars
lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the ~nd part, its heirs, successors and assigns forever,

Together with the appurtenances and ail the estate and rights of the party of the first
part in and to said premises,
To have and to hold the premises herein granted unto the party of the second
part, its heirs, successors and assigns forever.
And the party of the r~t part covenants as follows:
First, that the party of the first part is seized of said premises in fee simple absolute,
and has good right to convey the same.
Second, that the party of the second part shall quietly enjoy said premises.
Third, that the premises are free from incumbrances, except as noted above.
Fourth, that the party of the first part will execute and procure any further necessary
assurance to the title to said premisa~
Schedule A
All that certain plot, piece or parcel of land, situate, lying and being, in the Town
of Southold, County of Suffolk and State of New York, being known and designated as
Lot f/24, (twenty-four) as shown in Block 1 on a certain map entitled 'Captain Kidd
Estates" filed in the Office of the Clerk of the County of Suffolk on January 19, 1949 as
Map No. 1672.
PREMISES being known as 1455 Inlet Drive, Mattituck, New York 11952
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated November 15, 2005 and recorded in the office of the Clerk of the
County of Suffolk on December 28, 2005 in Liber 12427 Page 861.
Fifth, that the party of the first part shall forever warrant the title to said premises.
Sixth, that the party of the first part, in compliance with section 13 of the New York
Lien Law, covenants that the pa~ty of the first part will receive the consideration ~r this
conveyance and w#l hold the right to receive such consideration es a trust fund to be applied
first for the purpose of paying the cost of any improvements before using any part of the total of
the same for any other purpose.
