BEGINNING at a point on the easterly side of Wells Road at the southwesterly corner of premises now or fom~efly of
RUNNING THENCE eiong said eestery side of Wells Road, North 5 degrees 03 minutes 10 seconds West 312.37 feet
to a point marked by a monument;
RUNNING THENCE still along the westerly side of Wells Road, North 17 degrees 37 minutes 00 seconds West a
distance of 287.44 feat;
RUNNING THENCE along other land of tho Estate of George H. Wells in an easterly direction, South 84 degrees 44
minutes 30 seconds East a distance of 160 feet, more or less as shown on a sketch plan made for Herbert W. Wells,
revised July 31, 1979, made by Rodorisk Van Tuyl, P.C.;
RUNNING THENCE in a southerly, southeasterly and southwesterly direction along ordinary high water mark of
Richmond Creek as it winds and tums to the norlhassterly comer of land now or formerly of Condit;
RUNNING THENCE along said land of Condit, South 84 degrees 56 minutes 50 seconds West a distance of 194 feet,
more or less, to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated December 12,
1979 and recoitled in the Suffolk County Clerk's Office on December 21, 1979, in Liber 8750 at Page 13.
TOGETHER with all rigl~t, title and interest, if ::ny, of the party of the first part in and to any streats and roads abutting the
above de.scribed premises to thB center lines thereof, TOGETHER with tho appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or Successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encurcbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Uen Law, covenants that the pady of the first part will
receive the considersflon for this convayance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the Improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose. The word "path/' shall be
construed as if it read 'parties" when ever the sense of this Indenture Bo requires.
