the County of Suffolk as and by Map No. 3388 on August 9, 1961, bounded and described as
follows:
BEGINNING at a point on thc southerly side of Custer Avenue, distant 230.94 feet easterly as
measured along the southerly side of Custer Avenue from the comer formed by the intersection
of the southerly side of Custer Avenue and the easterly side of Gardiner's Lane;
RUNNING THENCE South 78 degrees 22 minutes 50 seconds East, along thc southerly side of
Cusler Avenue, 115.94 feet to a poinl;
THENCE South 09 degrees 37 minutes 10 seconds East, 175.00 feet to a point;
THI".NCE North 78 degrees 22 minutes 50 seconds West. 115.94 feet to a point;
THENCE North 09 degrees 37 minutes 10 seconds F, usl, 175.00 feet to the southerly side of
Custer Avenue. the point or place of BEGINNING.
BEING AND INTENDED 'FO BE the same premises conveyed m the party of thc first pan by
deed dated 5/2811998, and recorded 6/I 711998, in the Office of the Suffolk County Clerk in Liber
11899, Page 892.
TOGETHER with all right, title and inlerest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the apputtanances and all the estate and fights of the patty of the first par~ in and to said
premises; TO HAVE AND TO HOLD the premises her~in granted unto the pa~'y of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party ofthe first part will receive the consideration for this conveyance and will hold the fight
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total ofthe same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentore so
requires.
