ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk and State of New York, known and
designated as Lot 135 and part of Lot 136, on a certain map entitled, "Mal~ of Oardiners Bay Estates,
Section 2," and filed in the Office of the Clerk of the County of Suffolk on September 23, 1927 as Map.
No. 275, which lot and part of lot.when taken together are more particularly bounded and described as
follow:
BEOINNING at a point on the easterly side of Cedar Lane (Private Road) at the division line
between Lots 135 and 134 on the aforesaid map; running thence along said division line, north 63 degrees
52 minutes 30 seconds east 129.00 feet to Spring Pond; thence along Spring Pond on a tie line, south 33
degrees 26 minutes 30 seconds east 92.88 feet to a point; thence through Lot 136 the following three
courses and distances: (i) thence south 63 degrees 52 minutes 30 seconds west 15.0 feet; (2) thence south
28 degrees 52 minutes 30 seconds west 12.0 feet; 1'3) ~uth 63 degrees 52 minutes 30 seconds west 116.0
tL~et to the easterly side of Cedar Lane (Private Road); and thence along the easterly side of Cedar Lane
(Private Road) north 26 degrees 07 minutes 30 seconds west 99.0 feel to the division llne between Lots
135 and 134 at t~e' point or place of beginning.
SUBJECT to state of facts shown on survey made by Van Tuyl & Son, dated JuiCy 14, 1972, and
to any change in the ph~ical condition of said premises since the date of said survey.
SUBJECT to covenants and restrictions of record, if any, to the extent the same are presently in full

TOG ETHER with all right, title and interest, if any, of the Grantor in and to any streets and roads abutting
the above-described premises to the center lines thereof; TOOETHER with' the appurtenances and all the
estate and rights of the Grantor in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the Grantee, the heirs or successors and assigns of the Orantee forever.

AN D the Grantor, in compliance with Section 13 of thc Lien Law, covenants that the Grantor will receive
