BEGINNING at a point on the northerly line of Midd. le Road (also known as North Road), at the
southwesterly comer of land of the party of'thc first part and the southeasterly comer of the
premises herein described, from said point ofbeginning
RUNNING THENCE along said northerly line of Middle Road, South 71 degrees 28 minutes 20
seconds West, 15.0 feel to ]and now or formerly of Austin C. Burl;
THENCE along land last mentioned, North 15 degrees 54 minutes 00 seconds West, 150.0 feet to
land now or formerly of Edgar V. Bm't:
THENCE along land last mentioned, North 71 degrees 28 minutes 20 seconds East, 16.79 feet to
thc northwesterly comer of land of thc party of the first part;

said northerly line of Middle Road and the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by

CounF Clerk in Liber 12346, Page 287.
TOGETHER with all right, title and imerest, if any, of the party of the first pan in and to any
streets and reeds abutting the above described premises lo the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first parl in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
pan, the heirs or successors and assigns oftbe party of the second pan forever.
AND the party of thc first pan covenants that thc party of the first pan has not done or suffcred
anything whereby the said premises have been encumbered in any way whatever., except as
aforesaid.
AND the party of thc first part. in compliance with Section 13 of the Lien Law, covenants that
the party of the first pan will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any pan of the total of the same tbr any other purpose.
The word "party" shall be construed as ifil read "parties" whenever the sense of this indcuture so
requires.
