and RICHARD THOMAS TERRY, residing at RR#5, Box 5272, Towanda, PA
18848, as co-trustees of the Henry llorace Terry Revocable Trust of 1999 dated

WITNESSETH that the grantors, in consideration of Nine Hundred Ninety-
Nine Thousand and no/100--Dollar ($999,000.00) lawful money of the United States,
and other valuable consideration paid by the grantee, does hereby grant and release
unto the grantee, her heirs, successors and assigns forever, all
THAT CERTAIN PLOT: piece or parcel of land, with the buildings and
improvements thereon erected, situate lying and being at Orient, Town of Southold,
County of Suffolk, and State of New York, shown and designated as Plot E and part
of Plot X on a certain map entitled "Survey of the Cedars property of Mary M.
Stephenson at Orient" filed in the Office of the Suffblk County Clerk on July I l:
· 1906 as Map No. 421, being more particularly bounded and described as follows:
BEGINNING at the northwesterlY, comer of the premised described herein which
point is the intersection of the northwesterly comer of the land described herein with
the northeasterly comer of the land now or formerly of Lewis L. and Debroah D.
Edson and the southerly side of a tie line along the average high water mark of the
Long Island Sound;
RUNNING thence from the point of beginning along the said tie line along the
average high water mark of the Long Island Sound North 41 ' 45' 32" East 95.77 feet;
RUNNING thence South 54' 30' 00" East, 55.40 feet;
RUNNING thence South 64' 59' 00" E~st. 82.72 t~et;
RUNNING thence South 19' 27' 20" East, 58.10 feet;
RUNNING thence South 34: 30' 00" East, 116.26 feet;
RUNNING thence South 44' 04' 40" West, 100 feet;

southerly side of the Long Island Sound the point or place of beginning.
TOGETHER with a fight of way 15 feet in width from the southeasterly end of the
plot hereby conveyed, said end of the plot being distant 100.0 t~et easterly on a
course South 55 degrees 08 minutes 20 seconds East from the aforementioned
monument #15, to the private road as shown on said map, the said right of way to run
in a straight line at right angles to the southeasterly boundary of the said plot hereby
conveyed.
BEING and intending to describe the same premises conveyed fr6m Patricia
T. Scott and Richard Thomas Terry as co-executor of the Last Will and Testament of
Henry Horace Terry to Patricia T. Scott and Richard Thomas Terry, as co-trustees of
the Henry Horace Terry Revocable Trust of 1999 dated January 8, 1999 said deed
being dated February 23, 2004 and having been recorded in the Suffolk County
Clerk's Office on March 24, 2004 in Liber 12309 of Conveyances; at Page 142.
TOGETHER with all right, title, and interest, if any, oftbe Grantors in and to
any streets and roads abutting the above described premises to the center lines
thereof; TOGETHER with the appurtenances and also all the estate and rights of the
grantor in and to the said premises; TO l-LAVE AND TO HOLD the premises herein
granted unto thc grantee, her heirs and assigns forever.
AND the Grantors covenants that thc granto/*s have not done or spffered
anything whereby the same premises have been encumbered in any..way whatsoever,
except as afroresaid.
· . AND thc Grantors, in Compliance with Sec. 13 of the Lien Law, the grantors
will receive consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to thc payment of the cost of the
improvement before using any part of the tolal of the same for any other purpose.
