I want to thank you very mucll for all of your assistance in having us placed on the Agenda for
the March 13, 2000 meeting at the Town of Southold Town Hall Planning Board Meeting.
As per my understanding of the direction I received that evening, we can proceed with the work,
and I will provide as-built drawings upon completion of the site work. We will, of course,
proceed with our Building Department drawings and file same, and it is my understanding you
will be advising the Building Department of our success last evening.
I will also provide to you copies of the sign design, as you requested last evening, once the
design is completed, for the Planning Board review and approval.
Thank you again for your kind and courteous cooperation on this matter and if there is any
question, whatsoever, please do not hesitateto contact me. i will be out of the CountW and will
be returning on Tuesday, March 21, 2000.

The Planning Board has reviewed the above applicant's request for a
change in driveway location, addition of a deck and other landscaping
changes.
The new owner, Mr. Marco Borghese, has requested an expedited
review of his plans. The Board agreed to accept an "as built" plan for
these minor changes,
The "as built" plan can be reviewed at the Planning Board office.
The Board recommends that the necessary building permits be issued.

In follow up to a Wednesday, March 8, 2000, meeting with Mr. Robert G. Kassner, Site Plan
Reviewer with the Town of Southold, I hereby respectfully submit the attached plans for various
minor site plan revisions to the existing site at the captioned vineyard.
The scope and breadth of the alterations are as follows:
A relocation of the main entrance to the main vineyard building to the east of the existing
exit and entrance as indicated on the plan. This easterly road entry presently exists as
access to the vineyard and it is planned that the existing road surface will be completed
with a new compacted stone road bed. We believe that this access road will provide a
more pleasant and prestigious access offofRoute 48, for which visitors would also
experience a ride through a portion of the vineyard as they approach the main building
for a visit.
A new sign is planned for the east side of that access at the road, for which that sign is
presently being designed in keeping with the new logo in concert with the Borghese
family crest. We understand that a building permit and approval would be required for
that sign installation and we plan on filing those plans as soon as possible after final sign
design is completed.

The newly-surfaced roadway will culminate at the easterly side of the existing parking
area presently located to the north of the building and for which its location will be
adjusted accordingly, as indicated, to permit the construction of a new patio and trellis
surround that would be constructed on the north side of the building, where indicated.
The access to this patio will be served through the existing main door of the building
from the inside of the building and a new main entrance is being created on the east side
of the building (at the northeast comer), which will permit a more positive and functional
flow on the inside of the facility, based upon the existing interior conditions which will
be cosmetically improved also at this time.
A new planting area and walk will be provided along the north and east side of the patio,
as well as a new planting area to be provided at the northerly side of the parking, parallel
to Route 48. It is also Mr. Borghese's intent to provide approximately 6 feet high pine
and spruce trees along the westerly border of the vineyard property adjacent to the
existing residences on thOt side, as indicated. Our plans also include, as indicated, the
planting of new grapevines in the present northerly grass area to the north of the parking,
the new planting, and the road to further develop and enhance aesthetics of this site.
Mr. Kassner advised that he did~ not believe an existing site plan was in place for this existing
complex, and we respectfully request a review of these revisions to possibly permit an early
spring commencement and conclusion of the work to also permit Mr. Borghese to enter his new
season with a much more handsome and functionally improved site layout.
I would like to take the time to thank yourself and the other Members of the Board for their kind
and courteous review of this submission.
We understand there are certain issues that have to be addressed by the Building Department, for
which I have already met.with Mr. James Richter, who had advised me that a review and
submission to your Board was the first step in this process, and then follow-up with his offices.
Thank you again for your assistance and understanding on this presentation.

It was a pleasure meeting with you on Wednesday, March 8, 2000, along with Mr. Marco
Borghese, to review the minor revisions and alterations outlined on the attached site plan/aerial
photograph. We appreciated the time you offered to us to review this matter, and I attach 12
copies of this plan, along with a cover letter you requested to Mr. Bennett Oflowski, Jr.,
Chairman of the Town of Southold Planning Board, for their review on Monday, March 13,
2000.
As we discussed, Mr. Borghese is very anxious to improve this complex for his initial growing
season commencing in May 2000, and your kind and courteous cooperation with this review
would be most graciously appreciated.
