GLEASON, husband and wire, both residing at 50 Brompton Road, 112V, Great Nerk, NY, 11021 party 0 f the second part, WITNESSETH, that the party of the first pan, in consideration ofTEN ($10.00) dollars,lawful money of the United States paid by the party of the second pan, docs hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being at SEE SCHEDULE 'A'ANNEXED HERETO SAID PREMISES being known as and by street number 549 Third Street, Greenport, New York. BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed dated February 13, 1990 recorded in the Office of the Clerk of the County of Suffolk on March 5, 1990 in Liber 11027 page 19. TOGETHER with all right, title and interest, ifany, of the party of the first part in and to any streets and roads abutting the above deseribed premises to the center lines thereof, TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises, TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or sutTered anything whereby the said premises have been incumbered in any way whatever, except as aforesaid. AND THE party of the first part, in compliance with Section J3 of the Lien Law, covenants that the party of the first pan will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as ifit read "parties" whenever the sense of this indenture so requires. - , SCHEDULE 'A' ALL that certain plot piece or parcel ofland, situate, lying and being in the ViIlage of Greenport, Town of SouthoJd, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point on the westerly side of Third Street, distant 300 feet southerly as measured along the westerly side of Third Street from the corner formed by the intersection of the westerly side of Third Street with the southerly side of Johnson Court; RUNNING THENCE from said point of beginning, along the westerly side of Third Street, South 6 degrees 50 minutes 00 seconds East 56.00 feet to land now or formerly of Barba; THENCE along said last mentioned land, South 83 degrees 10 minutes 00 seconds West 165.00 feet to the edge of a swamp belonging to the Village of Greenport; TIlENCE along the edge of said swamp, the tie line of which bears North 12 degrees 49 minutes 00 seconds East a distance of 59.46 feet to land now formerly of Goldin, now or formerly ofLatney; THENCE along said last mentioned land, North 83 degrees 10 minutes 00 seconds East 145.00 feet to the westerly side of Third Street, at the point or place of BEGINNING.
