part,and
TIMOTHY J. BRIGHAM, residing at 645 Wickham Avenue. Mattituck. New York 11952, party of the
second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100-($10.00)-00Ilars,
and other good and valuable consideration paid by the party of the second part, does hereby grant
and ralease unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
ALL that certain plot. piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Mattituck, in the Town of Southold, Suffolk County. New York and being
more particularly bounded and described as follows:
BEGINNING at a monument on the westerly side of Wickham Avenue. said monument being distant
135.54 feet northerly, as measured along the same. from the comer formed by the intersection of
the northerly side of Railroad Avenue (Pike Street) with the westerly side of Wickham Avenue:
RUNNING THENCE along land now or formerly of Barbara A. Tuthill and land now or formerly of
Daniel Kelleher and Faye Kelleher, South 84 degrees 24 minutes 30 seconds West, 175.95 feet to
land now or formerly of Frances Margaret Keogh;
THENCE along said last mentioned land, North 04 degrees 32 minutes 30 seconds West, 62.15 feet
to a monument and land now or formerly of Michael M. Milner and Angela Tese-Milner;
THENCE along said last mentioned land, North 83 degrees 35 minutes 10 seconds East, 181.18
feet to a monument and the westerly side of Wickham Avenue;
THENCE along the westerly side of Wickham Avenue, due South 65.05 feet to a monument at the
point or place of BEGINNING.
This deed is given to confirm the transfer any interestlhe party of the first part may have in the
premises described above as a devisee. legatee. distributee or heir at law of Barbara S. Brigham,
deceased.
BEING AND INTENDED TO BE the same premises conveyed to the Timothy J. Brigham and
Barbara S. Brigham by deed dated 4/6188, recorded 812188 in Liber 10658 page 312 in the Suffolk
County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof: TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants Ihat the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever. except as
aforesaid.
AND the party of the first part. in compliance with Section 13 of the Lien Law. covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose. The word "party" shall be construed as
if it read "parties" whenever the sense of this indenture so requires.
