interest; and
MARTHA ANNA POPE, as Trustee of the MARTHA ANNA POPE TRUST UNDER AGREEMENT
DATED JANUARY 7,2000, residing Bt 41 Cache Cay Drive, Vero Beach, FL, 32963, as to an
undivided 50% interest
party of the second part,
WITNESSETH, that the party of the filSt part, in consideration ofTEN (SIO.OO) dollars,
lawful money of the United States paid by the party of the seeond part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel orland, with the buildings and impronments thereon erected,

Clerk of the County of Suffolk 00 December 19, 2006 in Liber 12483 page 824.
TOGETHE"R with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heilS or
SUCCCSSOIS and assigns of the party of the second part forever.
AND the party oflhe filSt part covenants that the party ofthc filSl part has not dooe or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the filSt part, in compliance with Section 13 of the Lien Law, covenants that the party
of the filSt part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied filSt for the purpose of paying the cost of the improvement. and

PARCEL I
ALL THAT CERTAIN plot, pieee or pareel of land. situate, lying and being at Laurel, in the
Town of South old, County of Suffolk and State of New York, more particularly bounded and described as

BEGINNING at an iron pipe on the northwesterly side of Peconic Bay Boulevard 20.0 feet
northeasterly along said northwesterly line from the southwesterly eomer of Lot 16 and the southeasterly
comer of Lot 17 as shown on "Map of A.L. Downs", and filed in the Suffolk County Clerk's Offiee as Map
No. 21, said point of beginning being the southeasterly comer of land conveyed on or about to be conveyed
by Arthur C. Downs to Doris Helf; from said poinl of beginning running along said land, being through said
Lot 16 North 45 degrees 13 minutes 00 seconds West 174.62 feet to an iron pipe on the southeasterly line of
a 20 foot right of way;
THENCE along said southeasterly line North 47 degrees 05 minules 10 seconds East, 31.45 feet;
THENCE along the northeasterly line of said 20 foot right of way North 26 degrees 15 minutes 30
seconds West 50.0 feet to a monument and Lot 30 as shown on said Map;
THENCE along said Lot 30, North 47 degrees 05 minutes 10 seconds East 18.54 feet to an iron pipe
and land of Keener;
THENCE along said land of Kecner being through Lot 31 and through said lot 15 as shown on said
map, South 53 degrees 09 minutes 50 seconds East, 236.75 feet to an iron pipe on said northwesterly line of

A.L. Downs, filed August 14, 1929 as map #21. More particularly deseribed as follows:
BEGINNING at a point on the northwesterly side of Peconic Bay Boulevard 300 feet as measured
along Peconic Bay Boulevard from the point formed by the interseclion of the north side of the 19.34 foot
right of way shown on said map with the northwesterly side of Pcconic Bay Blvd.;
THENCE North 53-09-50W 236.75 feet along land of Pope to Lot #30;
THENCE North 47-oS-IOE 12 feet along lot 30;
THENCE South 53-53-S7E 238.99 feel to the northwesterly side ofPeconic Bay Blvd.;
THENCE South 53-lOW 15.5 feet to the point or place of BEGINNING.
