party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars. and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part; the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected.
situate. lying and being at Nassau Point, or LiltJe Hog Neck, Town of Southold. Suffolk County, New
York as follows:

All that parcel known and designated as lot #51 on a certain map entitied "Map of proposed subdivision.
Section B, Nassau Point Club Properties, Inc. situate at Nassau Point, Suffolk County, New York:
surveyed by Wallace H. Halsey, C.E.. Southampton, N.Y. June 1919, and filed in the office of the Clerk
of Suffolk County.
All that ounded and described as follows: Beginning at a point on the easterly side of Nassau
Point Road, whe same is intersected by the northerly line of Lot #51, as shown on said map;
running then easterly alan rtherly line of Lot#51, to high water mark of Littie Peconic Bay: thence
northerly along high water mark 0 econic Bay to a point where the same is Intersected by the
southerly.line of Lot #50. shown on said map. e westerly along the southerly line of Lot #50 to the
easterly side of Nassau Point Road and thence southe [19 the easterly side of Nassau Point Road
to.the.no' .
TOGETHER with all right, titie and interest, if any, of, in and to the land under water in Little Peconic
Bay, abutting said premises.
SUBJECT, however, to an easement over a strip of land extending fifteen feet in width along and above
high water mark of Little Peconic Bay which shall form part of a common roadway for the benefit of all
persons owning lands on said Nassau Point.
SAID PREMISES being known as 6925 Nassau Point Road, Cutch09ue, NY 11935.
TOGETHER with all right, title and Interest, if any, of the party of the first part in and 10 any streets and
roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the s~cond part;'
the heirs or successors and assigns of the party of the second part forever,
AND the party ofthe first part co~enants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost ofthe improvement before using any part of the
total of the same for any other purpose. The word "party" shall be construed as if it read "parties"
whenever the sense of this indenture so requires.
