The proposed parking lots would provide for four rows of cars, roughly 200 feet in depth, and of appropriate length along the road. No buildings are contemplated other than an accessory clubhouse building to service the golf course and tennis courts. All of the foregoing is shown on the attached diagram; description of the properties in question is attached. This development would constitute an open space area, acro6s the road from the motel-restaurant development presently operated by applicant, and would preserve the vacation resort-rural open area status of the vicinity. The additional parking would eliminate a serious traffic hazard presently existing in connection with the Soundview Restaurant. Applicant proposes to set back any non-buil&dng improvements (landscaping, parking area, etc.) at least 40 feet from the existing highway line, and the accessory building at least 70 feet, in light of possible County expansion of the existing sixty-six foot highway. The proposed recreational use will not prevent orderly and reasonable use of adjoining properties, and is, with the Exception, within the permitted and established uses in the area. Obviously the proposed use will not be detrimental to health, safety welfare, convenience and order of the Town and the area as it presently exists, and in the existance of an open space recreational use, will be consistent with the prupose and intent of the Building Zone Ordinance.
