REASON FOR APPEAL ( ) A Variance to Section 280A Subsection 3 ( x) A Variance to the Zoning Ordinance is requested for the reason that applicant does not have ample room for a home office in the single-family residence at the site but home office in accessory structure is not permitted. Form ZBI (Continue on other side) REASON FOR APPEAL Continued 1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP because, if applicant adhered to the Ordinance by adding a home office to the principal dwelling, more extensive construction activity and resulting expense would be involved and the potential for adverse environmental consequences would be increased. Moreover, setback variances might well be necessary if the principal dwelling had to be expanded. 2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property and in this use district because ample room for a home office is not available in the dwelling but a pre-existing structure that can well accommodate such an office as a second story is available for such purpose. 3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because the use of a home office as requested by applicant is permitted and there will be no change to the footprint of the detached garage over which the home office will be built. The neighborhood would be more affected if applicant constructed an addition to the dwelling to accommodate the home office rather than adding the office as a second story to an existing garage.
