LIFE E~TATE AGREEMRNT
AGREEMENT between Charles Munafo and Dorothy Munafo, residing at 1660
Indian Neck Lane, peconic, NY, and Joseph Munafo, residing at 1660 Iw1ian N1C~.o;: Lane,
Peconic NY, regarciing flroperty described as "ALL that certain plot, piece or
parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Peconic, Town of Southold, County of Suffolk
and State of New York, known and designated as Lot 1 on a certain map
entitled I1Major Subdivision Map of Wild Oats at peconicn filed in the
Suffolk County Clerk's Office on 3/9/93 as Map No. ?331".
WHEREAS, by deed dat"d 3/21/97 and recorded 3/28/97 at Liber 11822
page 987 at the Suffolk County Clerk's Office, Charles and Dorothy Munafo
conveyed without consideration to Joseph Munafo all their right, title and
interest in premises located at 1660 Indian Neck Lane, peconic, NY, (SCTM
#1000-86-4-6.1) as ~ore fully described above.
WHEREAS, Joseph Munat:o, as a result of the above conveyance, now holds
full fee title absolute to the premises.
WHEREAS, Charles and Dorothy Munafo hav~contributed certain sums
toward the construction of the residence on said premises.
NOW, THEREFORE, on account of the premises and promises herein and for
good and valuable consideration received, the undersigned agree as follows.
Joseph Munafo hereby grants to Charles and Dorothy Munafo a life
estate in the living area constituting an area of approximately 1000
sq. ft. consisting of bedroom, bathroom, utility" dining and liv~ng room
area and outside patio located on the northerly ground floor side of the
residence at 1660 Indian Neck Lane, peconic, NY.
Joseph Munafo acknowledges that Charles and Dorothy Munafo, as a
result of such life estate or life lease, shall be entitled to reside in
the premises herein described without payment of any rental until the death
of the survivor of them.
Charles and Dorothy Munafo agree to contribute one-half of the real
estate taxes affecting the premises for as long as they reside therein
pursuant to the life estate or life lease granted herein.

executed the same in their capacities, and that by their signatures on the
instrument, the individuals, or the person upon behalf of which the
individuals acted, executed the instrument~ ~
