THIS INDENTURE, made the /~ ~ day of December, Two Thousand

party of the first part, and
JOSEPH B. CASTRONOVO and ELIZABETH D. CASTRONOVO, husband and wife, residing

party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at a point 233 feet easterly along the southerly line of a 50 foot right of way
known as Wesland Road which runs easterly at right angles to the easterly line of Kenney's
Road from a point on said easterly line of Kenney's Road, 260.46 feet southerly along said
line from its intersection with the southerly line of Sound View Avenue;
RUNNING THENCE North 47 degrees 49 minutes 40 seconds east along said southerly line
of Wesland Road 50 feet;
THENCE South 42 degrees 10 minutes 20 seconds East, 114.09 feet to land of Swenson;
THENCE South 52 degrees 23 minutes 30 seconds West, along said land of Swenson 50.16
feet;
THENCE North 42 degrees 10 minutes 20 seconds West 110.10 feet to the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from FRANCIS X. EISELE, dated December 2, 1994, and recorded December 8, 1994,
in the Office of the Suffolk County Clerk in Liber 11705, Page 653.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof] TOGETHER
with the appurtenances and all the estate and fights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the fight to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
