WITNESSETH, that the party or the first pan, in eonsideration ofTen Dollars and other valuable
eonsideration paid by the party or the second pan, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the pany of the second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected, situate,
lying and being in the Village of Greenpon, Town of Southold, County of Suffolk and State of
New York. bounded and dL"SCribed as follows:
On the North by land now or formerly of Belfountaine;
On the East by Fi fth Street;
On the South by land now or formerly of Ethel Adams; and
On the West by land now or formerly ofCorozzo.
Being fifty (50) feet in width. front and rear and one hundred sixty-five (165) feet in depth.
Being also known and described as Lot No. 102 on Map of "Wiggins Estate, signed by Nathaniel
Corwin. Sydney L. GritTen, and J. Wiekham Case, Commissioners", and filed in the office of the
Clerk of the County ofSul1blk.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated February 17, 1964. and reeorded in the Suffolk County Clerk's Office on February 25,
1064, in Liber 5504. Page 348.
RESERVING, HOWEVER. a legal life estate in the above-described premises with the buildings
and improvements thereon erected. in and to the party of the first part.

TOGIITHER with all right. title and interest, if'any, or the party of the first part in and to any
streets and roads abutting the above described premises to the eenter lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the firsl part covenants thaI the party of the firsl part has nol done or suffered
anything whereby the said premises have been encumbered in any way whatever, eKcept as
aforesaid.
AND thc party of thc first part, in compliance with Section 13 of the Lien Law, covenants that
thc party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "plll1Y" shall be construed as if it 'read "parties" whenever the sense of this indenture so
requires.
