WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingInxtIAX at Matt ituck, Town of Southold, -County-of Suffolk, State of New
York, known and described as Lot #6 to the extent of one-half thereof; 'plus one- -
half of a five foot strip of Lot #5, on "Map of Captain;Kidd Estates," filed in
the Office of the Clerk of the County of Suffolk on January 19, 1949, as Map No.
1672, and more particularly described as follows:
BEGINNING at 'a point on the westerly Line of Summit Drive, at the southerly` corner
of Lot 7 and the southerly corner of Lot 6, as shown on map of Captain Kidd Estates
filed in the Suffolk County Clerk's Office as Map #1672, from said point of beginni
running along ,said westerly line on a curve to the left having a radius of 260.0
feet a distance of 33.15 feet;
THENCE southwesterly along said Summit Drive on a curve to the right, having a radi
of 176.79 'feet, a distance of 116.85;
THENCE through Lot 5 as shown on said map North 290 551 20" west for a distance of
200.0 feet;
THENCE northeasterly North 600 041 20" East a distance of 120.06 feet;
THENCE southeasterly along the division line between Lots 6 and 7 to the point or
Xt place of BEGINNING.
A portion of this plot 10 feet wide on the Westerly_line`of LOt 6A and extending

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
l the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
