dated Apri120, 2006 recorded in the Office of the Clerk of the County of Suffolk on Apri126, 2006 in
Leber 12447 page 234.
TOGETHER with all right, title and interest, if any, of the party oCthe first part in and to any streets and
roads abutting the above described premises to the center lints thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the parry of the first part covenants that the party of the first port has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND THE party of the first part, incompliance with Section 13 of the Lien Law, covenants that the party
of the first pan will receive the consideration for this conveyance and will hold the right to receive such
wnsidcration as a trust fund to be applied first for the purpose of paying the wst of the improvement, and
will apply the same first to the payment of the cost of the improvement before using arty part of the total of
the same for any other purpose. The word "party'' steal! be construed as if it read "parties" whenever the
sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town oC •

' tot 3-B, on a certain map entitled, "Map of Building Sites" filed in the Office of the Clerk
of the County of Suffolk on 12-OS-1914 as trap no. 665, which part of lot is bounded and
described as follows:
BEGINNING at a point on the easterly side of Long Cteek Bridge Road stow Gamd
Avenue, 132.9 feet northerly from the northerly line of a private road of John T. Muttitt,
which point is established by a concrete marker;
THENCE north 11 degrees 17 minutes 20 seconds west, a distance of 60 feet; and
'!'HENCE north 78 degrees 27 minutes 40 sewnds cast, a distance of 110 feet; and
THENCE southeasterly and parallel with the first mentioned courx a distance of
60 feet; and
THENCE southwesterly and parallel with the second mentioned course a distance of 110
feet to the point or place of BEGINNING.
