ALL that certain plot, piece or parcel of land situate lying and being in the Town
of Southold, at Cutchogue, County of Suffolk and State of New York, known
and designated as Lot No. 6, on a certain map entftled, "Map of Vista Bluff at
Cutchogue, Town of Southold, Suffolk County, NY, made from actual survey
completed November 8, 1967 by Van Tuyl & Son, Licensed Land Surveyors,
Greene NY"and filed in the Office of the Clerk•of the County of Suffolk on
March 15, 1968 as Map No. 5060, bounded and described as follows:
BEGINNING at a point of the terminus of Glen Court at a monument set
between lots 6 and 7 as shown on said map;
running thence north 19 degrees 17 minutes 30 seconds west 60.37 feet to a
monument;
i thence north 35 degrees 28 minutes 18 seconds east 80.34 feet to a monument;
thence north 70 degrees 42 minutes 30 seconds east 90.00 feet to the westerly
~ side of Duck Pond Road;

thence along the westerly side of Duck Pond Road south 19 degrees 17 minutes
30 seconds east, 180.00 feet;
thence north 84 degrees 4 minutes 40 seconds west 172.01 feet to the westerly
side of Glen Court at the point or place of BEGINNING.
TOGETHER with an easement for ingress and egress over and upon the right
of way, 15 feet wide, leading northerly from Glen Court to Long Island Sound and
the right to use the stairway which has been constructed upon said right of way,
said easement of ingress and egress and right to use said stairway to be in
common with other owners of lots on the above mentioned filed map, subject,
however, to the payment by the purchaser (grantee) of 1/12th for each of the
above mentioned lots of the amount of the annual cost of the maintenance and
repair of said stairway, it being understood that other lot owners for each lot are
