situate, lying and being in the Town of Southold, County of Suffolk and
State of New York, known and designated as Plots Nos. Fourteen (14),
Fifteen (15) and the Southerly one-half of Plot No. Thirteen (S '6i of 13) in
Block C, as shown on a certain map made July 22"d, 1930 by Daniel R.
Young, P.E. & L.S., entitled, `Map of Reydon Shores, Inc., Bayview, L.I.,
N.Y., in the Town of Southold, Suffolk County, N.Y " and filed in the
Office of the Clerk of Suffolk County, Riverhead, New York, on July 2"~,
1931 as Map No. 631.
Being the same premises conveyed by Harry W. Schwindt and
Janet A. Schwindt W Frederick Schaeffer and Francea Schaeffer, his
wife, by deed dated August 21, 1971 and recorded in the Suffolk County
Clerk's Office on August 21, 1971 in Book 6992 of Deeds at Page 353.
The said FREDERICK SCHAEFFLER A1fD FRANCES 8CHAEFH7.ER ARE
the sole beneficiaries of this trust for the purposes set forth in Sections
46T, 458 or 425 of the Real Property Tax Law of the State of New York
or any other provision of law relating to real property tax exemptions.
TOQETHER with the appurtenances and all the estate and rights
of the parties of the first part in and to said premises,
To have and to hold the premises herein granted unto the party of
the second part, her heirs and assigns forever.
~ And said panics of the first part covenants as follows:
First, That the party of the second part shall quietly enjoy
the said premises;
Second, That said parties of the first part will forever Warrant
the title to said premises.
Third, That, in Compliance with Seo. 13 of the Lien Law, the
i grantors will receive the consideration of this wnveyance and will hold
the right to receive such consideration as a trust fund to be applied first
for the purpose of paying the cost of the improvement and will apply the
same feral to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
