Surrogate's Court, Suffolk County, New York on Octoher 25, 2005 and by virtue of the power and
authority given in snd by said last will and testament, and/or by Article I 1 of the Estates, Powers and
Trusts Law, and inconsideration of Three Hundred Nineteen Thousand dollars, lawful money of the
United States, paid by the parry of the second port, does hereby greet and release unto the party of the
second part, the distributccs or successors and assigns of the party of the second part forever,
ALL that certain plot. piece or parcel of land, with the buildings and improvements thereon
erected, siwate, lying and being in the Town of Southold, County of Suffolk, State of New York. See
schedule "A" attached hereto.
Being and intended to be the same premises conveyed to Frank Buonaiuto by Decd recorded in
Liber 11863 at Page 672 and part of the same premises as in Deed in Libcr !0837 page .447.
TOGETHER with all right, title and interest, if any, of the party of the fast part in oral to any
streets and roads abutting the shove described premises to the center lines thereof,
TOGETHER wish the appurtenances, and also all the estate which the said decedent had at the
time of decedent's death in said premises, and also the estate therein, which the party of the first part has
or has power to convey or dispose of, whether individually, or by virtue of said will or otherwise,
TO AAVEAND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first port covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part. in rnmpliance with Scetion 13 of the Lien Law, wvenants that
the party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a refs! fund to be applied first for the purpose of paying the costa of the
improvement and will apply the same first to the payment of the cost of the improvement before using
eny port of the total of the same for any other purpose.
