on a certain map entitled, "Map of Section Two, Gardener's Bay Estates, situate at East Marion,
Long Island", which map was filed in the Suffolk County Clerk's Office on September 23, 1927 as
Map No. 275, being more particularly bounded and described as follows:
BEGINNING at a stake set on the nonheasterly side of Old Orchard Road, distant 120.00
feet southeast, as measured along thc northeasterly side of Old Orchard Road, from the comer
formed bythe intersection of thc northeasterly side of Old Orehard Road and thc southerly side of
Locust Court;
RUNNING THENCE North 58 degrees 58 minutes 30 seconds East, I 15.95 feet to a slake;
