RUNNING THENCE South 21 degrees 0 minutes West, 948.60 feet by and with westerly line or
side of said Boisseau Avenue to another stone monument adjoining the land of Salmon;
TliENCE South 78 degrees 58 minutes 20 seconds West by and with the land of Salmon 788.64
feel to another stone monument marking the southwesterly comer of the premises hereby
conveyed and adjoining land of Patrick Cnn'y:
THENCE North 05 degrees 52 minutes 30 seconds Fast along the easterly line of land of said
Patrick Carey, 110g.g4 feet to a stone monument located on the southerly line or side of North
Road so called;
TIIENCE South 86 degrees 21 minutes 30 seconds Fast and along the southerly linc or side of
North Road, 292 feet to a stone monument:
THENCE South 86 degrees 07 minutes 40 seconds East along the southerly line of North Road,

TOOI--'THER with ail the right, title and inteh~st of the parties of the first part of, in. and to so
much of said North Road and Boisseau Avenue es adjoins the premises above described on thc

Also, all that certain lot, piece or parcel of land, situate, lying mad being North of the Village of
Southold, Town of Southold, County of Suffolk, State of New York, bounded and described as
follows:
BEGINNING at a stone monument set at the intersection of the westerly line of Boissesu Avenue
so called with the southerly line ofthe North Road so called; and
RUNNING THENCE North 86 degrees 06 minutes 42 seconds West by and with the southerly
line of said North Road, 600 feet to another stone monument located on the south side of said
North Road and adjoining land heretofore conveyed by Thomas J. Phillips and wife to Eilena M.
Baird;
THENCE South 21 degrees West by and with said land last above mentioned. 250 feet to another
stone monument;
THENCE South 86 degrees 07 minutes 40 seconds East still along land last above mentioned,
600 feet to another stone monument located on the westerly side of Boisseau Avenue; and
THENCE North 21 degrees Easl by and with the westerly side of Boisseau Avenue 250 feet to
the stone monument at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of thc first part by
deed dated April 29, 1985, and recorded July 25, 1985 in the Office of the Suffolk County Clerk
in Liber 9838, Page 416.
TOGETHER with nil right, title and interest, if any, of the patty of the first part in and to any
streets and rends abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the pan3, of the second
part, the heirs or successors and assigns ofthe party of the second part forever.
AND the party of the first part covenants that the party of the first pan has not done or suffered
anything whereby the said premises have been cncumbered in any way whatever, except as
aforesaid.
AND the party of thc first pan, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The svord "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
