Bargain and Sale Deed
With Covenants

day of July, two thousand seven
BETWEEN ANNA MARY PARLAMIS, residing at 8923 Shore Road, Brooklyn, New York
11209, party of the first pan, and
MICHAEL NICHOLAS PARLAMIS and ANNA MICHELE PETALAS, as tenants-in-common,
both residing st 8923 Shore Road, Brooklyn, New York 11209, party, of the second pan.
WITNESSETH: that the party of the first part, in consideration of Ten Dollars nnd other
valuable consideration paid by the party of the second pan, does hereby grant and release unto
the pany of the second pan, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Arshamomaque, in the Town of Southold, County of SulTolk
and Slate of New York, known and designated as Lot No. 43 on Map of Peconic Bay Eslates,
Amended Map A, filed in the Suffolk County Clerk's Office on May 19, 1933 as Map No. 1124,
bounded and described as follows:
Beginning at a point on the N~rtheastetly side of Bayshore Road where the same is intersected
by the division line of Lots 42 and 43; running thence North 50 degrees 58 minutes 30 seconds
East along said division line 250.0 feet; thence along the highv~ster mark of Pipas Cove on a lie
line beating South 22 degrees 15 minutes East 68.49 Feet; thence South 54 degrees 58 minutes 30
seconds West along the Northerly side of Lot 44, 210.00 feet m the Nonhea~edy side of
Beyshote Road; thence North 61 degrees I 1 minutes 30 seconds West along the Northeasterly
side of Bayshore Road 55.00 feet lo the poinl or place ofhegirming.
Being and intended to be the same premises conveyed by Deed, dated May 9, 1978, from
William Reduto and Helen Reduto, his wile, to Anna Ma.,y Patlamls, and recorded in the Office
oftbe Clerk of Suffolk Count)', on May 18, 1978, at Liber 8430, Page 96.
Premises 'known as and by street address: 2525 Bayshorc Road, Greenport, NY.
TOGETHER with all right, title and interest, if any, ofthe, pany of the first pan of, in and to any
streets and roads abutting the above-described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first pan in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the patty of the second
pan, the heirs or successors and assigns of the party of the second part forever.

AND the patty of the first part. in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the s~-ne first m the payment of the cost of the
improvement before using any part of the tolul of thc same for any other purpose.
The word "party" shall be construed as if it read "panics" whenever thc sense of this indenture so
requires.
