RUNNING THENCE along said Oriental Avenue line North 37 degrees 43 minutes ZO seconds West 144.99 feet;
THENCE North 52 degrees 16 minutes 40 seconds East, 74.87 feet;
THENCE North 77 degrees 45 minutes 30 seconds East, 100.89 feet;
THENCE South 66 degrees 29 minutes 40 seconds East, 30.95 feet;
THENCE South 51 degrees 04 minutes 40 seconds East, 88.85 feet to the northwesterly line of Crescent Avenue;
THENCE along said northwesterly line of Crescent Avenue South 50 degrees OB minutes 20 seconds West,

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part in two separate parcels
by deed, dated May 24, 2003 and records! in the Office of the Suffolk County Clerk on May 30, 2003 in Liber
72253 page 824, and by deed, dated June 27, 2002 and recorded in the Office of the Suffolk County Clerk on May
30. 2003 in Liber 12253 page 825.
This conveyance has been authorized by the vote of two-thirds of the entire Board of Directors of the party of the
first part and does rot constitute a sale, lease, exchange or other disposition of atl or substantially all of the assets
of the party of the first pan.
TOGETHER with all right, title aril interest, if any, of fhe party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises: TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
~ AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered In any way whatever, except as aforesakl.
AND the party of the Brat part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the corrskleretion for this conveyance and will trold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the Improvement and will apply the same Orst
to the payment of the cost Of the improvement before using any part Of the total of the same for any Other
