Gentlemen; Received a copy of "Leisure Oaks" condominium pla~ and copy of your letter Dec 19th to Steve Tsontakis for comment. I reffer you to my letter of June 11, 197~ and have additional comments as follows: 1. A minimum 6" water main should be provided from Sound Ave on the North to Factory Ave on the ~ast for future connection to the proposed water district - now under way. There should be at least two standard fire hydrants in the project area. 2. Parking is based on 350 Sq Ft per car and 1½ spaces per dwelling not 36~ Sq Ft as per your letter. unit, 3- Before this goes too far an approved sewerage disposal plan and water supply plan si_gned and approved by the County Health Dept and County environmental (sewer agency) should be secured and made part of the file. Would advise that the Mattituck Fire Dept be consulted on this also. When you have reached a tentative approval~ a copy of all material and recommendations should be sent to the Board of Appeals and the applicant advised to apply for a special exception as required. A test well in the area indicates that the water quality is accept- able and soil ~onditions are suitable for subsurface sewage disposal. Gentlemen$ In respose to your informal request for review of the Tsontakis apartment proposal, W/S Factory Ave~ Mattituck~ I will Submit the following: 1. Art VIII sec 100-80 B (17) requires a special exception from the Board of Appeals as well as site plan approval. 2. Art XI Sec 100-116 Dwelling unit density = 3~ units - 0.K. 3- Art XI Sec 100-113 off street parking; propsed area not sufficient~ need 18:200 Sq Ft with lined spaces, and screening or fences at property lines~ no parking lot closer than 10 ft to a property line or fifteen feet to a wall with windows in living room or bedrooms. 4. Will there be a"master sign"? if so mus meet requirements of Art IV sec 100-40 C (3) Natural & landscaped area must be minimum of 80~98.88 sq ft~ proposal is more than adequate, should have more plantings along property lines. 6. What is artificial lighting plan ?~ no glare permitted outside of property lines. e Art XIII sec 100-131 A, Traffic pattern & access is reasonable. B. traffic pattern with increased parking area will be O.K. C. Additional screening & plantings on property lines necessary. sec 100-132 C~ Over 1 mile from Airoort but within ~00 ft of CR27 should be sent to County Planning C~mmission for review & co~nent. Sec 100-133 B C D, when you have arrived at an approved site plan send me three complete sets of plans for entire project - site~ detailed building plans~ sewerage plan etc for fin&~ approval.
