Dear Stan:
48e have reviewed the "Orient Hills" subdivision in the Town of Southold
and have the following general comments:
1. Soils over most of the development area are (s Montauk
fine sandy loam. The southern end of the property as Haven
mately south of proposed South View Drive) is mapped
loam. The Montauk soils have severe limitations for on-site
sewage disposal due to moderately slow permeability. Haven
soils have only slight limitations for this use because
their coarser texture. Particular attention should be given
to the wet seep areas along the base of Browns Hills.
2. Montauk soils are poorly suited to swale drainage. Loamy ma-
terial is characteristically found to depths of at least five
feet. soil borings we took along the base of Browns Bills
verified the lack of coarse sand.
3. The proposed recharge basin on Orient hills Road should be
designed for a 100-year storm. If needed, the storage area of
basin

catch basin outlet pipe before filling the recharge basin.
4. Discourage disturbance of existing vegetation. north of the 100-

forwarded to the Soil Conservation Department for review of a
"swale" arrangement for drainage. The Wilsbergs hope to use
this type wherever practical, and a determination of approved
areas would be most helpful.

Dear Mr. Wilsberg:
Enclosed are the latest recommendations of Lawrence M.
Tuthill, Town Engineer, regarding the subdivision "Long
Pond Estates" .
The maps of "Orient Hills" were reviewed at the
meeting of July 17. Mr. Tuthill' s recommendations were
reviewed as to the compliance with the revised maps.
Item 1 is still incorrect. It shows 1,000 feet more
pipe than is needed. Comment and recommendation #1.
Included in the correction should be a control survey of
the proposed roads. Northview Drive is broken up by
Cummings property so it should be labelled east and west
on the map.

Dear Mr. Wickham:
In accordance with your request the staff has examined the proposed subdivision
layout for a 66.65± acre tract reputedly owned by Ernest E. and Harold W. Wilsberg
and offer the following comments on the map for your use.
It is felt that the overall layout of the proposed subdivision relative to the
state road and shoreline will be satisfactory. In its review the Commission will
consider what steps are being taken to safeguard the bluff from the impact of human
activity and works. Measures should be taken to control access to beach, stormwater
runoff, and location of sanitary disposal facilities.
There are several aspects of the layout that the staff feels should be given
further study even though these are basically town considerations. Please refer to
map for staff comments on layout.
Staff comments on a preliminary map do not constitute a review of the map by
the Suffolk County Planning Commission. When the map has been finalized it should
be referred to the Commission for review pursuant to Section 1333 of the Suffolk
County Charter.

510 feet. You woulq,be able .to get ,four lots he4re, with the

This whole area would have to be filed as a Section 2 and

Board held March 21st, your subdivision at Orient was
discussed .in regard >to the lots along the Sound.
It was suggested that the lots along the Sound be cut
down to 100 foot width. This would make eight lots, one

to have 100 foot setbacks on the Sound and you will have
to apply for a ,olueter eoncept' of this particular section
