Stanley Pauzer, District Manager Soil & Water Conservation District 127 East Main Street Riverhead, NY 11901 Dear Stan: 48e have reviewed the "Orient Hills" subdivision in the Town of Southold and have the following general comments: 1. Soils over most of the development area are (s Montauk fine sandy loam. The southern end of the property as Haven mately south of proposed South View Drive) is mapped loam. The Montauk soils have severe limitations for on-site sewage disposal due to moderately slow permeability. Haven soils have only slight limitations for this use because their coarser texture. Particular attention should be given to the wet seep areas along the base of Browns Hills. 2. Montauk soils are poorly suited to swale drainage. Loamy ma- terial is characteristically found to depths of at least five feet. soil borings we took along the base of Browns Bills verified the lack of coarse sand. 3. The proposed recharge basin on Orient hills Road should be designed for a 100-year storm. If needed, the storage area of basin be atltheeaseby base of OrientlHills Road. basin showninstead ouldon the road profile sheet, stormwater would back up through the catch basin outlet pipe before filling the recharge basin. 4. Discourage disturbance of existing vegetation. north of the 100- foot building set-back. Special protection should be give to vegetation on the bluff itself. In order to develop more specific comments we need to have 2-foot "before" ch basins rge and "after" contours, and toign roovideails of the more detailedtassistance if provided basins. ide would be g p with the above inforniation. Dear Mr. Wickham: In accordance with your request the staff has examined the proposed subdivision layout for a 66.65± acre tract reputedly owned by Ernest E. and Harold W. Wilsberg and offer the following comments on the map for your use. It is felt that the overall layout of the proposed subdivision relative to the state road and shoreline will be satisfactory. In its review the Commission will consider what steps are being taken to safeguard the bluff from the impact of human activity and works. Measures should be taken to control access to beach, stormwater runoff, and location of sanitary disposal facilities. There are several aspects of the layout that the staff feels should be given further study even though these are basically town considerations. Please refer to map for staff comments on layout. Staff comments on a preliminary map do not constitute a review of the map by the Suffolk County Planning Commission. When the map has been finalized it should be referred to the Commission for review pursuant to Section 1333 of the Suffolk County Charter. Very truly yours, Lee E. I will transmit the map to the Town Clerk for her presentation to the Town Board at its next regular meeting. Yours truly, Muriel Brush, Secretary April 13, 1977 Mr. Ernest Wilsberg Main Road Mattituck, New York 11952 Dear Ernie: The following clarification has been given to as by Henry Raynor regarding the clustering of the lots on the Sound for the subdivision *I#ill Crest" in Orient. The footage to the west of the property of Florence Cummings is approximately 935_feet. - This. would enpble you to have eight lots of 100-' eaoh 4ith the remaining area for park and playground. On the esAt, slate of Florence Cummings, there are approximately 510 feet. You woulq,be able .to get ,four lots he4re, with the remainder to be park anil playground. This whole area would have to be filed as a Section 2 and presented to the Town Board for their permission to subdivide in this manatat. Yours truly, Muriel Brush, Secretary j . March 25, 1977 Mr. Brnest Wilsberg ' Ole Jule Lane Matt tuck, Newyork 11952 Dear Ernie: At the regular meeting of the Southold ,Town Planning Board held March 21st, your subdivision at Orient was discussed .in regard >to the lots along the Sound. It was suggested that the lots along the Sound be cut down to 100 foot width. This would make eight lots, one of which can be park and playground. It will be necessary to have 100 foot setbacks on the Sound and you will have to apply for a ,olueter eoncept' of this particular section of the subdivision.
