Hughes: Solsville Road Madison, New York 13402 Dear Mrs. Hughes: I am in receipt of your letter of November 15, 1975. L enclose the appropriate portion of the Rules and Regulations for the Subdivision of Land as they pertain to a minor subdivision. It will be up toyouto engage the services of a surveyor to survey your portion of the property and divide it into lots. It will be required that you have one hundred foot setbacks from the bluff on the Sound and you will need spot elevations on the property as it falls within the.`jurisdiction of the Suffolk County Department of Planning. When you have your maps prepared you should get an extra one to send ;to the New York State-Department of Environmental Conservation to the attention of Mr. Roy L. Sale. The address is Environmental Analysis Unit, Building 40, SUNY Campus, Stony Brook, New York 11794. This is necessary to determine the applicability of the Wetlands Act. In this case, it's more or less a formality, but necessary. When I have received the maps, I will make an appoint- ment for you or your representative to,meet with the Planning Board to. disouss the subdivision with them. I enclose application in duplicate. Hale 200 Village Lane Orient, New York 11957 Dear Mrs. }Tale : At a regular meeting of the Southold Town Planning Board held October 5, 1975, the division of the property of the eerge L. Edwards Estate between yourself and your cousin, Barbara P. Hughes , was discussed. It was the consensus of the Planning Board that this division between yourself and your cousin is reasonable and each property can be made into a minor subdivision depending on the town' s minimum requirements at the time the subdivision is presented. At the present time, the rules and regulations for the subdivision of land in the Town of Southold define a minor subdivision as a division of property into four or less lots. If there is anything further I can assist you with, please feel- free to call on me. Yours truly, Muriel Brush, Secretary Southold gown Planning Board P. S.
