Town Board will meet on February 10th and she will present
the matter to them at that time. Most likely, they will
ask you to come to their next meeting to discuss it with
them.

Dear Supervisor Martocchia:
The above-captioned subdivision received sketch plan approval
from the Southold Town Planning Board on October 4, 1973. Because
of litig&~ion concerning the zone change on ~. Norris' adjacent
property, the cluster realty subdivision application was held in
abeyance. An order was entered in the Supreme Court, Suffolk county,
on December 10, 1975 dismissing this complaint. Even though an appeal
.has been filed, Mr. Norris is under no judicial stay and he w~uld like
:to proceed expeditiously with the project.
I have been informed by the Southold Town Planning Board that
pursuant to the provisions of Section 281 of the Town Law approval
will have to be obtained from the Town Board as to the location of
the cluster realty subdivision before the Planning Board can grant
preliminary approval.
Would you kindly bring this matter to the Town Board's attention
for the adoption of a resolution authorizing the Planning Board to
grant approval for the cluster development of this subdivision so that
I might proceed with the application.
I ara enclosing a metes and bounds description of the proposed
subdivision for your reference& as well as a copy of the pre£1m~nary
map.

Your letter of April 27 RE: Mulverhill received.
Please be advised:
I see nothing wrong with your proposal to divide the ten
acres ~ into four lots for one family dwellings, tIc~¢eker~ this will
be subject to the approval of the Planning Board as a minor s~divisiont
and with lots of that size they will require a legal instrument in
recordable £orm that the lots as divided will not be further subdivided
in the future.
I would recommend that you bring or send a survey of the
property with the proposed division marked on it to the Planning Board
as soon as possible as they are Jammed with work at the present time.
They meet at least every two weeks~ and will give you an answer
as soon as they look it over.

Dear Sirs:
Thank you for forwarding your zoning re.~ulations to my office
as previously requested in my letter to you of March 30, 1973,
concernin~ the Mulverhill property on Laurel Lake.(Camp Mo-Mo-
Weta)j
My client is purchasing the said property for %is personal use and all
~ne buildings on the premises will be torn down and removed. My client
may desire to divide the property into four parts retaining one for
himself amd conveying the other three parts to friends, all of whom
hope to erect a small vacation home on the premises. All will have
the same easement to the property from the north road.
Could you advise my office as to whether or not this will present
any problem as to any sub-dividin~ development regulations or otherwise.
Each parcel will be approximately 2½ ~lus acres. If special permission
is required or anv special problem will result from this division
into four Darts of the 10 plus acre parcel, I would appreciate bein~
so advised.
As stated above, the occupancy for all four parts will always be for
personal one family dwellings.
