Y. 11971 Dear Mr. Wiokham: At a regular meeting held by the Southold Town Board o~ Appeals on Maroh 18, 1976 additional testimony was accepted on the Kenneth & Susan Lange application. The original public hearing was held on February 5, 1976 and recessed to March 18 to allow time ~or applicant to secure approval o~ the Planning Board, and the Department o~ Environmental Conservation. The Board o~ Appeals understands that the Planning Board recommends that the original house remain on one acre and that the remaining property be divided into two lots instead o~ three. The Chairman read the action o~ the Planning Board taken on March 15th in which it was RESOLVED that South Lane be continued at a thirty ~oot width, to the Building Inspector's speci~ications, ' on property o~ Mr. and Mrs. Kenneth Lange. The Board o~ Appeals wonders whether it is proper ~or this 30 ~oot right o~ way to intersect with a 10 ~oot private road and would appreciate receiving a more detailed explanation regarding the continuation o~ this road. A decision on this appeal was again recessed. GORDON March 17, 1976 Mr. Robert Gillispie, Chairman Southold Town Board of Appeals Southold, New York 11971 Dear Mr. Gillispie: The following action was taken by the Southold Town Planning Board at a regular meeting held March 15, 1976. RESOLVED that South Lane be continued at a thirty foot width to the Building Inspector's specifications on property of Mr. and Mrs. Kenneth Lange. This will leave one lot of approximately one-half acre south of the road and approximately one and a half acres north of the road. The Planning Board has no objection if this property is approved by the Board of Appeals to be divided providing one lot is kept at one acre in size. The Board of Appeals in an understanding with the Planning Board cannot divide a piece of property into more than two lots. The Planning Board cannot approve a sub- division containing lots of less than 40,000 square feet. If you were to subdivide your total area of 1.90 acres, more or less, into two lots you would still need a variance from the BOard of Appeals ~or one lot because it would be less than 40,000 square feet. Y. 11971 Dear Mr. Wickham: On February 5th, 1976 a public hearing was held on application of Kenneth & Susan Lange. The applicants propose to set off and divide the unused portion of property into three building lots. The location of the property is as follows: Private roads: East Lane, North Lane & South Lane, East Marion, N. Y., bounded on the north by North Lane - Thorp; on the east by McCue-Senko; on the south by South Lane-Gardiners Bay: on the west by East Lane-Zwanziger. (Copy of survey attached) . IT WAS RESOLVED that this hearing on Appeal No. 2099, Kenneth and Susan Lange, 1887 Newfield Avenue, Stamford, Connecticut shall be recessed until 7:30 P.M. (E.S.T.) March 18, 1976 to allow time for applicant to seek Southold Town Planning Board and Department of Environmental Con- servation approval.
