During my conversation with one of. the owners, Mr. yan.:Riper of Shelter Island Heights, I was advise<J to c(mtact vari'oils Town officials to determine the feasibility of my plan to develop this site. Accordingly, I am submitting to you a copy 01' the preliminary layout of the nronosal for your'review. " My 6esire is to develop a residential/ marina complex with marine services to meet current and future growth demands. The most important milestone'at this time is approval of the concept from your Board so that planning Vlork may continue. In short, what would eventually be required is zoning changes and the permission to connect the marina with Sterling Harbor via a canal vn"ich would cut through Champlin Place. In order to maintain traffic flow, a public road would pass through the proposed site. To date, I have written Mr. William Pell, III as Councilman but I am sure he is quite bus~ since his election as Supervisor, and has not been able to reply. During a discussion with Mr. Roderick Van Tuyl, surveyor of the property in question, he suggested that I contact you about the matter. Finally, I have written Mr. James Monsell, Superintendent of Utilities for the Tovm of Greenport, expressing my desires and will be discussing available utilities with him soon. The attempt has been made to develop a plan that hopefully would be consistent with the needs of the community. This approach should be beneficial to the area and I feel very strongly that it would be a success. I am sincere in my desire to pursue and develop this opportunity. The concept is sound and viable. As you may be aware, I was very close to developing a marina from an old oyster factory at the end of Sixth Street in Greenport, but the O\Yners were not able to complete the sale much to my disappointment.
