WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being in the Town of Southold, County of Suffolk and State of New York, known and designated as and by the
Lot No. 9 as shown on a certain map entitled, "Map of Nunnakoma Waters at Southold", and which map was filed
in the Office of the Clerk of the County of Suffolk o.n July 9, 1968 a~ 'Map No. 5126 and which lot is more

BEGINNING at the monument set in the Westerly-sid6:of: Tepee Trail whe~0.fl~g,3;ti~sig~.,J!~30 between Lot No. 8
and Lot No. 9 intersects the Westerly side of Tepee Trail as shown on the above mentioned map;
RUNNING THENCE South 65 degrees 23 minutes 30 seconds West along said last mentioned division line 192.84
feet to the ordinary high water mark of Hog Neck Bay;
THENCE North 28 degrees 48 minutes 40 seconds West along the ordinary high water mark of Hog Neck Bay
140.00 feet to the Southerly side of land now or formerly of Peter Stack;
THENCE North 76 degrees 37 minutes 10 seconds East along said last mentioned land, through a monument, 203.78
feet to a monument set in the Westerly side of Tepee Trail;
THENCE South 26 degrees 27 minutes 50 seconds East along the Westerly side of Tepee Trail 100.00 feet to the
point or place of BEGINNING.
SUBJECT to such covenants, restrictions and public utility easements as may be of record and now in force and
effect, if any;
SAID PREMISES being known as 600 Tepee Trail, Southold, New York.
BEING the same premises conveyed to the party of the first part by deed dated September 11, 1991, and recordeed
in the Office of the Clerk of the County of Suffolk on October 9, 1991 in Liber 11349, Page 305.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
