PATCH, INC. , a New York corporation, having its principal
office at No. 49 Wall Street, New York, N.Y. , party of the

That the party of the first part., in considera-
tion of One Dollar ($1.) , lawful money of the United States,
and other good and valuable consideration paid by the party
of the second part, does hereby grant and release unto the
I ]party of the second part, his heirs and assigns forever:
ALL those lots or parcels of land, with the _
buildings and improvements thereon, in the Town
of Southold, Suffolk County, State of New York,
being a part of that portion of Fishers Island
lying Easterly of the following line, viz. :
BEGINNING at the southeasterly corner of
land owned by the United States, known as the
Fort H. G. Wright Military Reservation, Mount
Prospect Tract, on the shore of Block Island
Sound or the Atlantic Ocean and running thence
northerly following the East boundary of the

line of East End Road (sometimes called Oriental
Avenue) and which point is the northeasterly
corner of land of the United States,
thence
crossing the East End Road and following the
same course as the last to the shore of West
Harbor or Fishers Island Sound;
Said lots or parcels of land being bounded
and described as follows:
Parcel No. 1.
BEGINNING at a stone monument set on the
Southerly side of a road forty feet wide, said
monument being five hundred and eighty-four and
nine-hundredths feet East of a point which is
thirty-one hundred and seventy-four and fifty-
two hundredths feet North of another monument
marking the U. S. Coast and Geodetic Survey Tri-
angulation Station ANing (which said 33Niny monu-

ment is located near the Western end of a ridge
overlooking the South shore of Fishers Island and
on the highest point between Chocomount and Blount
Prospect and lies South forty-five degrees seven-
teen minutes and twenty-six seconds East of North
Dumpling Light in Fishers Island Sound) ; and run-
ning thence South nine degrees and nine minutes
East three hundred and sixty-seven and ninety-four
hundredths feet to a stake; thence North eighty-
eight degrees thirty-two minutes and ten seconds
West two hundred and twenty-six and fifty-seven
hundredths feet to a stake; thence North twenty-
five degrees and sixteen minutes West three hun-
dred and nine and forty-four hundredths feet to
a stake; thence North forty-five degrees fifty-
nine minutes and ten seconds East one hundred and
fifteen feet to a stake set on the Southerly side
of said road; thence Eastwardly along the South-
erly side of said road (following the are of a
curve to the right whose radius is seventy-fine
and sixty-one hundredths feet and the direction
of whose radius at that point is South forty-four
degrees and fifty seconds East) seventy-one and
sixty-two hundredths feet to a stake; thence,
still along the Southerly side of said road,
South seventy-nine degrees forty-four minutes
and thirty seconds East one hundred and nine and
thirty-five hundredths feet to a stake marking a
k point of curve to the left whose radius is one
hundred and ninety-one and -eleven-hundredths feet
and the direction of whose radius at that point
is North ten degrees fifteen minutes and thirty
seconds East;. and thence Eastwardly still along
the Southerly side of said road (and following
the arc of said curve) forty-three and ninety-
five hundredths feet to the place of beginning; f

more or less.

monument being ten hundred and twenty-one and
fifty-five hundredths feet East of a point which
is twenty-five hundred and ninety-seven and two-
hundredths feet North of another monument marking
the U.S. Coast and Geodetic Survey Triangulation
Station nNinu (which said "Nino monument is lo-
cated near the Western end of a ridge overlooking
the South shore of Fishers Island and on the high-
est point between Chocomount and Blount Prospect
and lies South forty-five degrees seventeen min-
utes and twenty-six seconds East of North Dumpling
Light in Fishers Island Sound) ; and running thence,

seven degrees forty-two minutes and forty seconds
West two hundred and twelve feet to a stake marking i
a point of curve to the right whose radius is two
hundred and five and twenty-one hundredths feet

seconds West; thence Westerly along the Northerly

eastwardly (following the arc of said curve) one hun-

Being the premises conveyed to the party of the
first part by two certain deeds dated January 8, 19141,
the first by Blair S. Williams and Elsie S. Williams,
and recorded in the office of the Clerk of .Suffolk
County on January 16, 19141 in Liber .21145 of Deeds,
Page 137, the second by John S. Williams and Sarah
McL. Williams, and recorded in said Clerk's office

on said date in Liber 21145 of Deeds, Page 1314.
TOGETHER .with the appurtenances and all the es-
tate and rights of the party of the first part in .and
to the said premises.
TO HAVE AND TO HOLD the above granted premises
unto the party of the second part, his heirs and assigns

forever.
The grantor, in compliance with Section 13 of the
I' Lien Law, covenants that the grantor will receive the con-

sideration for this conveyance as a trust fund to be applied
first for the purpose of paying the cost of the improvement
and that the
grantor will apply the same .first to the paymaii

of the cost of the improvement before using any part of the j
total of the same for any other purpose.
