or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being inAiK at Orient , in the Town of Southold , County of Suffolk and State
of New York, known and designated as Plot No. 130, on a certain map entitled
"Map of Orient-By-The-Sea , Section Two, situate as Orient Point, Town of
Southold , Suffolk County , New York, owned and developed by Woodhollow Properties ,
Inc. , Y3 Glen Lane, Glenwood Landing , New York, Otto W. Van Tuyl and Son, Licensed
L7 Land Surveyors , Greenport, New York" and filed in the office of the Clerk of the
County of Suffolk on October 26, 1961 , as Hap No. 3444 and ABS No. 3840.
TOGETHER with a right of way over all streets as shown on maps of
Orient-By-The-Sea , Sections One and Two, Maps No. 2777 and 3444 as filed in the office of the
Suffolk County Clerk.
Said premises are sold subject to:
1 . Declaration of Covenants and Restrictions dated November 15, 1961 , under
Liber No. 5033 , Page No. 219, filed in the office of the County Clerk,
Suffolk County , on November 17, 1961 .
2. Said premises are sold subject to a first mortgage held by the Norht Fork
Bank and Trust Co. with a principal balance of $33 ,300.00.

and all the estate and rights of the party of the first part to and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
