of land situate near the village of Greenport, in the Town of
Southold, County of Suffolk and State of New York, bounded and
described as follows:- BEGINNING at a marble monument set on the
southerly line of land of the Long Island Railroad Company at the
northwesterly corner of land of Royal Toner, and running along said
land of Royal Toner (11 S. 60 201 50" W. nine hundred twenty (920)
feet, more or less, to the ordinary high water mark of Pipes Cove;
thence westerly along said ordinary high water mark of Pipes Cove
(� seven hundred eighty (780) feet, more or less, to the easterly
line of a one hundred (100) foot right of way hereinafter described;
thence along said on& hundred (100) foot right of way, two courses
