This sale includes all right, title, and interest of the Seller, if any, of, in, and to any land lying in the bed of any street, road or anevue opened or proposed in front of or adjoining said premises, to the center line thereof. The Seller however, reserves to itself all right, title and interest and the right of improvement in, of and to any land lying in the bed of any street, road, or avenue open or proposed in front of or adjoining said premises for the purpose of street dedication or for the purpose of conveying title to any (p entity that shall assume the function of improving or maintaining the -1i roads. This sale includes the right of ingress and egress between Snug Harbor Road and Gull Pond through a strip of land adjoining the northerly line of lot #15 of Map of Cleaves Point, Section 1. The Seller re- serves the right to terminate the right of ingress and egress at the aforesaid location providing that the Seller shall substitute another location for ingress and egress to Gull Pond. No structure or building shall be erected having less than 1000 square feet of ground floor area and all plans and specifications must first be approved, in writing, by the Seller, which approval shall not be unreasonably withheld. This conveyance has been made with the unanimous consent, in writing, of all the stockholders of the party of the first part.
