WITNESSETH,that the party of the first part,in consideration of Ten and no/100 ($10.00)
and other good and valuable consideration, dollars
lawful money of the United States, paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
moceasors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thermn erected,situate,at
FVtowasabbdagindat Arshamomoque, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
�. BEGINNING at a point on Ssstherly side of Island View Lane,
_ distant 216.24 feet westerly along said Lane from a concrete
u monument set at the northwesterly corner of land conveyed by
Frank E. Horn to Horton Barr;
thence South 4'19'30" West along land now or formerly of
Newsome 230 feet more or less to the ordinary highwater mark
of the creek;
thence westerly along said high water mark 75 feet more or
less to Land now or formerly of I'.untz;
thence North 4'19'30" East along land now or formerly of
Kuntz 235 feet more or less to the Southerly side of Island View
Lane;
Thence South 85.40'30° East along southerly side of Island
View Lane 75 feet to the point or place of beginning.
This conveyance is subject to the following restrictions:
1. No building shall be erected on the said premises within eight
(8) feet of the easterly line thereof.
2. No further building shall be erected on said premises except
that additional room may be added to the dwelling thereon and"a
small shed and a garage for not more than 'two cars may be
erected. In event a garage is erected, the height thereof shall
not exceed fifteen (15) feet to the ridge thereof if a hip or gable
roof and not more than ten (10) feet if a flat roof. If shed
_s not attached to garage, it shall be placed so that it is not
visible from tae roads.
3. its livestock, except domestic nets, shall be kept on the said
premises and no breeding of live stock, domestic pets or birds
shall bepermitted thereon.

4. No trees shall be removed from said premises except to allow
for expansion of buildings and except such trees as may require
removal because of disease or other hazard.
Said premises being and intended to be the same premises conveyed
by Frank E. No= to the parties of the first part herein by
Deed dated November 26, 1952.
