Road, over the following described Right of Way, which said
Right of Way is more particularly bounded and described as

BEGINNING at a point marked by a monument on the North-
easterly side of Pipes Neck Road where the same is inter-
sected by the Southwesterly corner of land now or formerly
of Barron, which point is also distant 10.33 feet North-
westerly when measured along said Northeasterly side of
Pipes Neck Road from the Southwesterly corner of Lot 22 as
shown on Map of Arshamomoque Villa Sites filed in the Suffol
County Clerk's Office on September 11, 1911 as Map No. 52,
which point is also distant South 58 degree R,20 sacon ds
East 170.49 feet from a monument on the Northeasterly side
of said Pipes Neck Road where the same is intersected by

ALL that meadow and beach generally bounded; East by Pipe's
Cove; South by Lot 17 Peconic Bay Estates; West by the Creek;
North by branch of the Creek and Brook of Pipe's Cove;
excluding therefrom any part of Pipes Neck Road as laid out
June 5, 1896 and recorded in the Southold Town Highway
records in Book 1 page 287, and containing about 3 acres.
TOGETHER with all right, title and interest, if any, in and to
Pipe's Neck Road as laid out June 5, 1896 and recorded in the
Southold Town Highway records in Book 1 page 287.
SUBJECT TO; Beach rights in deed from Isadore C. Judge and
Mary A. Homan to Henry F. Haemer and Clarinda A, Haemer, dated

The privilege in common with others of.using the beach
adjoining PIPES NECK ROAD on the Northeasterly side thereof,
and lying across the said ditch or gutter for the purposes
Of bathing, fishing, recreation and boating.
SUBJECT TO: Lighting Agreement: From Frank Brooks to Long
Island Lighting Co. dated January 17, 1960 recorded in Liber 4760
p. 524 in Suffolk County Clerk's Office.
SUBJECT TO: A purchase money mortgage and note in the sum
Of TWENTY TWO THOUSAND and 00/100 dollars ($22,000.00) together
with interest at SIX (6%) made and executed simultaneously
herewith.
