ALL that certain piece or parcel of land, situate, lying and being
at Arshamomaque, in the Town of Southold, County of Suffolk and State of
Now York, bounded and described as follows:
On the North by land owned by or occupied by the Long Island
Railroad Company; on the Southeast and South by the Main Road loading
from Riverhead to Creenport, sometimes known as the South Road, and on
the West by Mill Creek.
ALSO that Island, so-called, known as Payno's or Paine Island lying
to the west of the above described promises and bounded northerly by
land o:anod or occupied by the Long Island Railroad Company; westerly
by Mill Creek and southerly and easterly by a tributary of said Creek
separating said Island from the first above described promises,
EXCEPTING, however, from the promises first above described that
parcel which was heretofore conveyed by Joseph La Colla to Edward Vancura
and Charlotte Van Cure, his wife, by deed dated April 22, 1953 in Libor
3504 of deeds at page 187.
ALSO EXCEPTII.G from said promises first above described that parcel
which was heretofore conveyed by Joseph A. LaColla to Genevieve L.
Richards by deed dated August 12, 1958 and recorded in said Clerk's
Office on August 12, 1958 in Libor 4498 of deeds at page 285.
EXCEPTING ALSO so much of the premises taken by the State of New
York for the widening of Main Road.
EXCEPTING ALSO all that certain piece or parcel of land, situate,
lying and being at Arshamomaque, in the Town of Southold, County of
Suffolk and State of Now York, bounded and described as follows:-
BEGINN'ING at a point on the northerly line of Main Road 20 foot
westerly from an iron pipe set on the southwesterly corner of land now
of Edward Van Cura and Charlotte Van Cura, said iron pipe being located
about 950 foot easterly from the Mill Creek Bridge along said northerly
lino of iiain Road and being more particularly located'-by a tie line
running North 40 degrees 31 minutes 50 seconds East, 257.28 foot from
a granite monument to the said iron pipe, said granite monument being
set at the easterly terminus of that course on the southerly line of
said Main Road which runs North 69 degrees 07 minutes 20 seconds East
and the southwesterly terminus of that course on the southeasterly line
of said Main Road which runs South 50 degrees 37 minutes 20 seconds )dost,
said.point of beginning being the southeast corner of the premises;
running thence westerly along the said Main Road 300 foot more or less

07 minutes 20 seconds West from the said point of beginning; running
thence along said land of Charlotte Van Cura and others North 04 degrees
