BEGINNING at a monument set in the easterly line of Inlet Lane distant 450 feet

Manhanset Avenue; running thence South 87 Degrees 05 minutes 00 seconds East
along the southerly line of land now or formerly of John J. Morris 280 feet, more
or less, to the shore of Gull Pond Inlet; thence southerly along the said Inlet to the
northerly line of land now or formerly of Jacob W. Tyler and Wilhelmina Tyler,
his wife, at a point distant 100 feet southerly from the southerly line of land now or
formerly of John J. Morris, when measured at right angles hereto; thence North
87 degrees 05 minutes 00 seconds West along the said land now or formerly of Jacob
W. Tyler and Wilhelmina Tyler, his wife, 220 feet, more or less to the easterly
line of Inlet Lane; thence North 12 degrees 29 minutes 20 seconds East along the
easterly line of Inlet Lane, 46.45 feet to a monument; and thence North 2 degrees
55 minutes 00 seconds East still along the easterly line of Inlet Lane 54.20 feet to
the point or place of beginning.

BEGINNING at a point on the easterly shore of Gull Pond Inlet at its intersection
with the southerly line of land now or formerly of John J. Morris, said point of
beginning being situate South 87 degrees 05 minutes 00 seconds East about 350 feet
from a monument set in the easterly line of Inlet Lane, said monument being di stunt

? line ofManhanset Avenue; and from said point of beginning, running thence South

merly of John J. Morris 100 feet, more or less, to the ordinary highwater line of
Gardiners Bay; thence South 22 degrees 13 minutes 00 seconds West along said
ordinary highwater line 105.95 feet to the northerly line of land now or formerly of
Jacob W. Tyler at a point distant 100 feet southerly from the southerly line of land
now or formerly of John J. Morris, when measured at right angles thereto; thence
North 87 degrees 05 minutes 00 seconds West along the northerly line of said land
now or formerly of Jacob W. Tyler 164 feet, more or less, to the easterly shore
of Gull Pond Inlet; and thence northerly along said Inlet to the point or place of be-
ginning.
TOGETHER with a right ofway over north adjoining property to that portion of
Manhanset Avenue or the easterly continuation thereof lying between the waters of
Gull Pond Inlet and Gardiners or Marion Bay.
TOGETHER with all the right, titleatd interest of the parties of the first part of,
in and to the lands lying under the waters of Gull Pont Inlet and Gardiners or Marion
Bay adjacent to said premises.
SUBJECT to easements or rights of way over and along Parcel II herein infavor
of owners of properties lying to the north and south thereof.
BEING AND INTENDED TO BE the same premises conveyed to Guy Severac and
Madeleine Severac, his wife, by Patricia Tennant and Barbara A. Leary by deed
dated November 21st, 1961 and recorded in the Suffolk County Clerk's office on
j November 27th, 1961 in Liber 5087 of deeds at page 57.
The conveyance hereunder is subject to a certain mortgage executed by Guy Severac
and Madeleine Severac, his wife, as mortgagors to Riverhead Savings Bank, as
mortgagee, which mortgage is dated November 21th, 1961 and on which mortgage
there is now due the sum of$14,291.75 with interest thereon at the rate of 6% per
annum and the grantee hereby covenants to pay such mortgage debt and interest
as part of the consideration for this conveyance.
