WITNESSETH, that the party of the first part, in consideration of mn dollars and other valuable consideration paid by
the party of the second part, does hereby grant and ~lease unto the paay of the second part, ~e heirs or successors and

ALL that certain plot, piece or parcel of land, with the bui~ings and improvements thereon erected, ~ituate, lying and
beinginthe Town of Southold, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a point on the easterly side of Beckwith Avenue distant 200.54 feet
northerly as measured along the same from the corner formed by the intersection
of the northerly side of Main Street with the easterly side of Beckwith Avenue,
said point being at the northwest corner of premises now cr formerly of J. /
Hartranft and the southwest corner of the hereinafter described premises:
RUNNING THENCE along the easterly side of Beckwith Avenue North 17 degrees 04' 40"
West 60 feet to the southerly side of land now or formerly of F. Sanford;
THENCE along said land North 71 degrees 48' 50" East 98.97 feet to the westerly
side of land now or formerly of Riverhead Auto Parts, Inc.;
THENCE along said land South 15 degrees 57' 20" East 60 feet to the northerly
side of land now or formerly of J. Hartranft:
along said land South 71 degrees 47' 40" West 97.79 feet to the easterly
side of Beckwith Avenue at the point or place of BEGINNING.
Being and intended to be the same premises conveyed to the party of the first part
by deed dated February 10, 1994 hnd recorded in the Office of the Clerk of the County
of Suffolk on March 2, 1994 in Liber 11666 page 777.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
