WITNESSETH,that the party of the first part,in consideration of

by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and beingAmsht at Greenport, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows;
BEGINNING at the corner formed by the intersection of the
easterly side of Moore's Lane North with the northerly side of -
Middle Road, C.R. 27, as shown on a certain map entitled, "Section
Two, Eastern Shores," filed in the Office of the Clerk of the County
of Suffolk on August 10, 1969 as Map No. 4426; running thence -
along the easterly side of said Moore's Lane North, North 20° 57-
50-' West 200 feet to the southerly side of Homestead Way; running
thence along the southerly side of Homestead Way, North 69° 02'
10" East 100 feet; running thence South 20° 57' 50" East 200 feet
to the northerly side of said Middle Road, C.R. 27; running thence
along the northerly side of said Middle Road, C.R. 27, South 69a
02' 10" West 100 feet to the corner aforesaid at the point or place
of BEGINNING
TOGETHER with beach rights and access thereto as described in grant
made by H.S.S. Land & Development Corp. and J.M.S. Land & Development
Corp. to Eastern Shores, Inc., dated the 17th day of March, 1965 and
recorded in the Suffolk County Clerk's office on March 18, 1965, in
- Liber 5716 at page 16.
THIS CONVEYANCE is made in the regular course of business actually
conducted by the party of the first part. This conveyance is of
premises which do not constitute all or substantially all of the
assets of the party of the first part.
SUBJECT to covenants and restrictions appearing on list attached
hereto and hereby made a part hereof.
TOGETHER with a right of way for ingress and egress to Middle
Road over the roads shown on the maps of Eastern Shores at
Greenport, Section II, and Eastern Shores at Greenport, Section III,
as filed in the office of the Clerk of the County of Suffolk.

TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND To HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.

Development Corp. and H.J.S. Land & Development Corp. in the amount
of $2,275.00 ,as part consideration for the purchase of the above—
