BEGINNING at an iron pipe on the westerly line of a 25' private road,
said pipe being N. 84 degrees 571 W. 280.24 feet from a monument on
the westerly line of Sixth Street at a point on said westerly line
where it is intersected by the southerly line of a 50' private road
known as "Clark Street", said monument being about opposite the
southerly line of the public highway known as Clark Street; said
point of beginning, being also the northeasterly corner of "Parcel
One" conveyed by Frank Ashby to Maurer; from said point of beginning
running along said line of Maurer, N. 83 degrees 03' 10" W. 100.0
feet to an iron pipe; thence along land conveyed, or about to be
conveyed, by the party of the first part to another party (Lot "3"),
N. 8 degrees 201 20" E. 122.53 feet to an iron pipe on the southerly
line of said 25' private road; thence along said southerly line of
said 25 private road S. 83 degrees 03' 101 E. 97.03 feet to an iron
pipe; thence along said westerly line of said 251 private road, S.
6 degrees 56' 50" W. 122.50 feet to the point of beginning. -
PARCEL TWO
BEGINNING at the point of beginning of PARCEL ONE, hereinabove des-
cribed and running along said westerly line of said 25' private road, i
N. 6 degrees 50" 50" E. 122.50 feet; thence along said southerly line
of said 25' private road, N. 83 degrees 03' 10" W. 97.03 feet; thence
N. 8 degrees 20' 20" E. 1250 feet to the center line 2 courses, a
follows:

S. 6 degrees 561 50" 135.0 feet; thence N. 83 degrees 031 10"
W. 12.50 feet to the point of beginning. The above described PARCEL i
TWO Subject to it's use as a right of way.
Together with a right of way 12.5' wide along the northerly and
easterly boundaries of PARCEL TWO.

a point about 25' northerly from the sotheasterly cornerl00of'PARCEL
TWOcto the easterly boundary of land of the party of the first part,
and then continuing easterly 50' wide about 168 feet to Sixth Street.
Also with a right of way 25' wide from the southeasterly corner of
PARCEL ONE southerly about 330 feet to a parcel on beach fronting
on Pipes Cove; said beach being about 50 feet on said 25' private
road, about 75 feet on said Pipes Cove and about 140 feet in depth.
TOGETHER with a right to use the "Community Beach" which said
"Cbmmunity Beach" shall be reserved solely for the purpose of
recreation and use of the various owners of properties known as
"Cove Circle", and shall be subject to such reasonable rules and
regulations as the parties of the first part, or their successors
or assigns may impose.
SUBJECT to the Covenants and Restrictions contained in deed to the
sellers herein dated June 3, 1960 and recorded in the office of the
Clerk of the County of Suffolk on June 9, 1960.
Being and intended to be the property conveyed to the grantor herein
from William J.�Breen and Eileen Ann Breen on November 4, 1963 and
recorded in Liber 5457 at page 418 on November 26, 1963.
