BETWEEN AGNES H. YOUNGDAHL, residing at 46-54 Parsons Boulevard, Flushing, N.Y., LL m party of the first part,and FLORENCE M. SHAUGHNESSY, residing at 116 East bard Street, New York, N.Y., party of the second part, WffNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or suaessar6 and assigns of the party of the second part forever, ALL that certain plot,piece or parcel of land, ituate, lying and being imlkx at Arahamomoque, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point on the north side of North Road, as widened, whichpoint is marked by a surveyor's stone or concrete monument and which point is the southeasterly corner of land conveyed by the late Anthony Dermaerle to Joseph A. Kaberle by deed dated May 16th, 1944 and recorded in the Suffolk County Clerk's Office on May 18th, 1944 in Liber 2358 of Deeds at page 540; running thence north 31 degrees 45 minutes west and along the easterly boundary line of the land so conveyed by Anthony Demmerle in his lifetime to Joseph A. Kaberle, as aforesaid, 275.98 feet to Long Island Sound; running thence easterly, 70.75 feet along Long Island Sound to the land now or late of Emily Smith; running thenoe south 31 degrees 45 minutes east and along said land now or late of Emily Smith, 270 feet to the northerly side of North Road, as widened; running thence south 47degrees 59 minutes west along the northerly side of North Road, as widened, 56.80 feet and running thence south 61 degrees 57 minutes 30 Seconds west and along the northerly side of North Road, as widened, 14.82 feet to the point or place of beginning; the first course being parallel to the third course hereof and also parallel to the westerly boundary line of the land so conveyed by the late Anthony Demmerle to said Joseph A. Kaberle as aforesaid. SUBJECT to zoning regulations andOrdinancesof the city, town or village in which the premises lie. SUBJECT to any state of faots an accurate survey would show. TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting the above described premises to the anter lines thereof;TOGETHER with the appurtenances and all the came and rights of the party of the first part in and To said premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of the party of the second part forever. That the grantor herein is the Base person as the grantee in deed dated October 19, 1951, recorded October 24, 1951 in Liber 328T Cp 341. AND the party of the first part covenants that the party of the first part has act done or suffered anything whereby the said premiaea have been enmmbered in my way whatever,except as aforesaid.
