party of the first pan,and JOHN SKOPEK and TERESA SKOPEK, his wife, both
residing at 289 South 9th Street, Lindenhurst, New York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of

lawful money of the United States,and other good and valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
' ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and befngXKV* near Greenport, Town of Southold, Suffolk County, New
York, bounded and described as follows;
BEGINNING at an iron pipe on the westerly line of a 49.5' private
road leading northerly from Manhanset Avenue, said point of beginning
being N. 50 09' 1011 W. - 257.58 feet along said westerly line from
said Manhanset Avenue-, from said point of beginning running along
land of the party of the first part, S. 840 501 5G1' W. - 227.72 feet
to land of Mabel Raynor; thence along said land of Raynor, N. 50 09'
1011 W. - 100.0 feet; thence along land conveyed by the party of the
first part to Grzesik, N. 84050' 5011 E. - 227.72 feet to an iron pipe
on said westerly line of said 49.5' private ro d; thence along said
westerly line of said 49.51 private road, S. 5w 091 1011 E. - 100.0
feet to the point of beginning.
TOGETHER with a right of way over said 49.51 private road from
the northeasterly corner of the premises southerly about 357 feet to
Manhanset Avenue for ingress and egress.
BEING AND INTENDED TO BE a portion of the premises conveyed to
the party of the first part by Austin L. Davison by deed dated 11/9/55,
recorded 12/27/55 in Liber 4044 cp 564, as corrected by deed from
Austin L. Davison dated 6/28/56, recorded 7/2/56 in Liber 4136 ep 562.
The parties of the second part shall have the right to erect and
install, or cause to be erected and installed, or extend, or cause to
be extended, pipe lines under and poles over the said private road in
order to enjoy service of water, electricity, gas, telephone and any
other utility.
SUBJECT to zoning regulations and ordinances of the Town of
Southold, Suffolk County, New York.
SUBJECT also to the following restrictions which shall run with
1 the lands
1.. No house trailers shall be kept, parked or maintained on the
premises.
2. No animals of any kind shall be kept, other than house pets such
-as cats or dogs.
