Preston and LaGrant R. Chapman, South 51 degrees 17 minutes West 195 feet, more or less, to ordinary high water mark of Sterling Basin; thence northwesterly along said high water mark about 45 feet to other land now or formed of the o of the first part; thence along said land y arty P 4 , North 20 degrees 06 minutes 10 seconds West 75 feet, more or less, to an iron pipe on said southerly line of Champlin Place; thence along said souther- ly line of Champlin Place, North 58 degrees 35 minutes 20 seconds East 216.48 feet to the point of beginning. TOGETHER with a right of way over said "Robinson Road" from the northeasterly comer of the premises, easterly about 75.0 feet to Champlin Place. TOGETHER withthe right to pass and repass with small boats only over that portion of the lands under water now or formerly of Robert H. Preston and LaGrant R. Chapman lying westerly or southwesterly of a line which is de- scribed as follows:- BEGINNING at a point on the southerly line of Champlin Place, distant 672, feet westerly from the point of intersection of the southerly line of Champlin Place with the westerly line Manhanset Avenue, running,thence South 31 degrees 24 minutes 40 seconds East 201.22 feet, thence South 28 degrees 20 minutes East 325. feet to a point, as the dredgedchannel now exists or as it may hereafter be extended or widened, it being understood and agreed that said Robert H. Preston and LaGrant R. Chapman are under no duty or obligation to dredge, widen, improve or otherwise maintain the channel hereinabove de- scribed.
