WITNESSETH, that the party of the first part, in consideration of Ten ($10)and no/100

lawful money of the United States, Ipaid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being imAhm at Arshamomaque, Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
Parcel I: BEGINNING at a concrete monument marking the Southeasterly terminus of
the Northeasterly line of Bayview Avenue and the Southwesterly corner of Lot 64
as shown on a certain map entitled, "Map Showing Subdivision of Property;,known as
Sunmerhaven, Belonging to William G. Herx, near Southold, Suffolk County, New York",
filed in the Office of the Clerk of the County of Suffolk July 5, 1933, as Map 1133,
and running thence along the Southeasterly line of said Lot 64, North 520 301 East,
150 feet to a concrete monument; thence South 240 42' 5711 East, 82.03 feet along
land now or formerly of Tillinghast Estate to an iron pipe; thence South 520 301
West, 131.85 feet to an iron pipe; thence North 370 301 West, 80 feet to a concrete
monument and the point or place of beginning.
ParceI II: BEGINNING at a concrete monument marking the Southeasterly terminal of
The Southwesterly_line of Bayview Avenue and the Southeasterly corner of Lot 1 as
shown on said map, and running thence South 37° 301 East, 25 feet to a point; thence
South 52° 301 West 162 feet, more or less, to the ordinary high water mark of
Arshamomaque Pond; thence on a Northwesterly direction, 26 feet, more or less, to a
point where the Southeasterly line of Lot 1, as shown on said map, intersects the
ordinary high water mark of Arshomomaque Pond; thence along the said Southeasterly
line of said lot 1. North 52° 301 East, 160 feet, more or less, to a concrete
monument and the point or place of beginning.
TOGETHER with (1) an easement or right of way over premises lying between the
above described partes for access to and from Bayview Avenue, and (2) all of the
right, title and interest, if any, of the party of the first part of, in and to
lands under the waters 'of Archomomaque Pond.
BEING AND INTENDED TO BE the same premises conveyed to Robert Zieran and Eleanor
Zieran by deed recorded in said county clerk's office on May 22, 1961, liber 4965 of
conveyances, page 133; the said Robert Zieran having died intestate a resident of
Suffolk County, New York, February 26, 1969.
