Van Tuyl, E. and S. , July 13th, 1927" and filed in Suffolk County Clerk' s Office October 4th, 1927 as Map No. 644. TOGETHER with all riparian and water rights , if any, of the party of the first part, and also all right, title and interest of the party of the first part, of, in and to any land lying in the bed of any street, road or avenue , opened or proposed, in front of, inter- secting, or adjoining said premises .
