lying and being in the County of Suffolk, State of New York, being known as
"The Whitty House", located at No. 50 Bayshore Road, Peconic Bay
Estates , Arshamomaque , New York, bounded and described as follows:
ALL THAT TRACT OR PARCEL OF LAND, with the buildings and improve-
ments thereon, situated at Arshamomaque , Town of Southold, County
of Suffolk, and State of New York, and more particularly known and
designated as Lot No . 50 on a certain map entitled "Map of Wickham
Park, situated at Arshamomaque , Town of Southold, New York, made by
Otto W. Van Tuyl, E. and S. , July 13th, 1927" and filed in Suffolk
County Clerk' s Office October 4th, 1927 as Map No. 644.
TOGETHER with all riparian and water rights , if any, of the party
of the first part, and also all right, title and interest of the
party of the first part, of, in and to any land lying in the bed of
any street, road or avenue , opened or proposed, in front of, inter-
secting, or adjoining said premises .
SUBJECT to covenants and restrictions , railroad, electric service
and telephone easements , party walls , party wall_ agreements and local
zoning regulations , if any, and to facts on survey made by Otto W.
Van Tuyl, dated July 23, 7.931.
SUBJECT to a first mortgage of record made and presently held by
Southold. Savings Bank, Southold, Suffolk County, New York, being the
same premises described in decd recorded in Liber 5562 of Deeds at
page 136.
-Bei_ng and intended to be the v=ane premises of which Charles F.
Landsberry died seized and possessed on. March 25, 1969 and tre same
premises devised to Vera R. Rascoe , the party of the second part herein,
by the Last [gill- and Testament of the said Charles E. Landsberry duly
admitted to probate by the Surrogate of Suffolk County on April 28 ,
1969 (Suffolk County Surrogate ' s Court File No. 569••P--1969)5, and this
deed is given in confirmation o said devise .
