BETWEEN ROSE MARY GAGEN, residing at Front Street, Greenport, New York,
party of the first part, and WILBUR L. RAY and ANNETTE E. RAY, his wife, both

WITNESSETH,that the party of the first part,In consideration of Ton Dollars and other valuable consideratim
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heir
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvesuents derma areted, situate,

h� Corwin Estate, Greenport, Suffolk County, New York" as laid out in lots in 1882,
i� resurveyed in June, 1904 for Referee's sale July 2, 1904, C. H. Bateman, Engineer
\ and Surveyor, as and by lot No. 3. Said map being filed in the office of the Clerk of
the County of Suffolk on May 23, 1887 as map No. 353 and more particularly bounded
and described as follows:
' BEGINNING at a point on the south side of Front Street distant 100. 80 feet
easterly when measured along the southerly side of Front Street from the corner
1 jL. formed by the intersection of the southerly side of Front Street with the easterly side
of Eighth Street; running thence North 89 degrees 33 minutes 30 seconds East 50. 40
feet to a monument and land now or formerly of Richter; thence South 7 degrees 06
minutes 20 seconds West along land last mentioned 126. 82 feet to a monument at the
southeasterly corner otne premises herein described; running thence North 89 de-
grees 58 minutes West and along land now or formerly of Singleton and along land
now or formerly of Goldin 50. 29 feet to a point; running thence North 7 degrees 04
minutes 50 seconds =tand along other land of the party of the first part herein
126. 39 feet to the southerly side of Front Street and the point or place of beginning.

TOGETHER with all right, title and interest,if any, of the party of the first part of, in and to my streets 04
toad*abutting the above-described premises to the center lines thereof; TOGETHER with the Bppurissiocgi
and all the estate and rights of,the party of the first part in and to said premises; TO HAVE-AND TO
HOLD the premises herein granted onto the party of the second part, the heir or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid,
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to rewiv such consd-
eration as a trust fund to be applied first for the purpose of paying the coat of the improvement and will ns
the same first to the payment of the cost of the improvement before using any part of the total of the Sauk-for

any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
